Staging a Vacant Property

Only 10% of potential buyers can visualize the potential of a room. An empty space makes it hard for them to imagine the placement of their furniture and even the intended use of some rooms.

A vacant house may give the impression that you are anxious to sell, motivating the buyer to present a lower offer.

As a stager, the objective is to focus on positioning furniture, artwork and accessories to direct buyers to the focal point in the room and other desirable features of the house so they want to buy it, not just emulate it.

Unlike interior designers or decorators, stagers don’t work to make you fall in love with flooring or furniture.  We want you to fall in love with the whole house.  Each room that is staged needs to say “Ah, this feels good,” rather than, “wow, look at that sofa!”

Whatever the house whether it is a new construction or a house that has been fixed up to be flipped, or unoccupied it is essential to stage.  Without furnishings in the house, buyers unfortunately have no frame of reference regarding how their furnishings will fit.

Wouldn’t it be wonderful to have an endless budget to achieve your dream bathroom?

Whatever your tastes, you can achieve the look and feel you want.

Designing with colour is all about choosing what feels right for you.  Choosing a palette you will want to live with.

Inspiring colours are all around us, in nature, food, art, and architecture. Colour can bring energy and emotion into a space. The bathroom is one of the most visited rooms in anyone’s house.

Less square footage doesn’t have to equate to less luxury.  Allowing your true creativity to flow, what would you choose?

Whatever our tastes, we can pretty much achieve anything.

Do you enjoy a Spa feel with neutral colours? 

A trip to the spa is the ultimate way to de-stress, but we don’t always have the time or money to head to the spa every month. So why not create your own calming sanctuary right at home that you can enjoy every single day.

Spa Bathrooms use neutral, earthy tones for a calming effect, giving the space an organic feel.   Consider replacing your towels with Egyptian cotton towels that will match the rest of the bathroom. It can also be those little touches that make a huge impact.  For example Candles and greenery.

 

 

Do you enjoy that vibrant feel that just explodes fun and warmth when you enter? Colourful fun accessories and a splash of colour on the walls help transport this space into a warm inviting feel.

The choices are endless.  For me personally, I love to visit the home shows to see all the latest styles.  It amazes me what is in and also what a lot of the top designers are doing?  Magazines and the internet is a great place to start.  To start mulling over ideas and making notes.  It shouldn’t be rushed and needs to be well thought out.  

 

 

 Or white bathrooms with some colourful accent pieces?  By adding vibrant accessories can really enhance this space.

                                                      

Bathrooms tend to be fairly small so how do we make them feel bigger?  So many options are open to us.  It can feel overwhelming at times.

Mirrors that are placed correctly can also increase the size of a bathroom. Mirrors will not only offer you your own reflection when getting ready for work each day, but they can be used to reflect light into the bathroom to make it more spacious or they can be used to highlight a focal point, maybe that freestanding bath you are so proud of.       

 

We also need storage.  Options on vanity units are endless.  A few ideas are attached.

 

Doors are also important.  I did a consultation last week where I noticed a curtain being used as the main door to the bathroom? 

This particular space was small and meant that a hinged swing door just wouldn’t have worked.  My recommendation was to eliminate the curtain and to place a door that slides.  Some great examples are attached.

 

What inspires our decision?  My good friend is currently working on her bathroom.  Why go green?  I do know that green is one of her favourite colours.  In this bathroom she wanted to keep the existing cream toilet, bath and basin and the floor, but changed everything else.   A lot of research was done on line and brochures to get ideas.  Her inspiration was actually found from a Dormer Bedroom advertisement.  It had the balance of cream and green in it.  The green tone chosen is a warm tone which works well.  Texture and reflection comes from the tiles and mirror combined with great lighting.  Accessories will then unify this space.  This job is being done by the homeowners which keeps the cost down.  A lot of thought has been put into it and I am sure a great end result.

 

I find that Colour can dominate a room.   Nothing is better than walking into a room with a balanced colour cheme. 

Accent walls are also a great idea.  Examples are given.

 

 

Ventilation is very important.  Your bathroom should be a sanctuary of calm, a place to unwind and refresh; or at the very least a warm and healthy environment to cleanse and prepare for the day ahead. It is essential that you install decent ventilation in your bathroom. Ventilation supplies fresh air to your home and dilutes or removes stale air. There are many ways this can happen. For example, opening windows to air out your home can supply fresh outdoor air that dilutes stale indoor air. Turning on the fan in the bathroom also removes odours and moisture.
